The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 01. COMMENT: As this site would be considered Established Area for determining street perimeter yard setbacks, see definition of Established Area UDC Article 11.4.6, per UDC Article 6.4.5.C.1.a within established areas, the minimum required front street perimeter yard is 20 feet or one and one-half the height of the proposed wall (H), greater of the two, measured from the street property line. Based on a height of 9'6" the required street perimeter yard setback to the property line along Atwood Av is 20' proposed is 3'. 02. COMMENT: A DDO must be processed prior to approval of these plans. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Sample drawings are shown as an example: https://www.tucsonaz.gov/pdsd/residential-permits SITE PLAN: Provide a site plan showing all buildings, R106.1.1. Show the location of utility lines to the building. FLOOR PLAN: Provide a floor plan showing each room with labeled function and dimensions of each space including the living room. FRAMING PLAN: Provide a roof framing plan showing beam, rafter and header locations and sizes. Include the living room since the existing joist may not be sized for accepting a ceiling dead load. SECTIONS - DETAILS: Provide structural details showing code compliant materials and fasteners from the foundation to the roof covering of new exterior walls. Include the foundation dimensions and anchor bolt size for 7” embedment. New exterior walls require compliant attachment to a continuous minimum 12" x 12” foundation with rebar reinforcement. Provide spacing between roof and ceiling. This determines the need for attic ventilation or the need for an air-impermeable layer if insulation at the roof sheathing. PLUMBING PLANS: Provide any alterations with details showing piping with compliant materials and sizes. MECHANICAL PLANS: Provide equipment details showing code compliant components, locations and sizes for providing conditioned air to the living room. ELECTRICAL PLANS: Provide wiring details showing code compliant device locations and circuit sizes. Show circuit number and size with receptacles at all walls and lighting control at each doorway both interior and exterior. Receptacle, lighting and smoke detector circuits require arc-fault protection. INTERNATIONAL ENERGY CONSERVATION CODE: Show wall insulation with complete cavity fill of R-19 with 2x6 framing, N1101. Windows require a solar heat gain of 0.25 or better. OUTDOOR LIGHTING CODE Provide any alterations with details showing compliant fixtures. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations or show proposed fixtures as Full Cut Off (night sky friendly).
