The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.

1. Please resubmit the plans conforming to the requirements of the residential plot plan found at the following link: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf
2. Please submit a site plan that encompasses the entire lot. Add the setbacks measurements for every side of the house. Refer to the template above.
3. Add a lot coverage calculation to the site plan
4. Add the zoning classification of the property and all surrounding properties.
5. Provided an elevation drawing of every side of the proposed addition.
6. Show the streets and property lines of adjacent properties.
7. Please combine all the files into one plan before submittal.

PLAN REVIEW COMMENTS
Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.
GENERAL REQUIREMENTS:
The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

SITE PLAN:
1. Indicate the location of buildings and any utilities supporting the proposed structure.

FOUNDATION PLAN:
1. Dimension the footing depth into undisturbed soil for each footing type and condition, R403.1.1.

FRAMING PLAN:
1. Provide a complete roof framing plan with beams sized with appropriate load carrying capacity, R301.1.

SECTIONS - DETAILS:
1. Show the Post Section Detail with #4 rebar in the footing, R403.1.
2. Notate and specify the size of post base with 1” standoff above concrete, R317.1.4 exception 1.
3. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.
