Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

After obtaining a Zoning setback approval the carport must show 2018 IRC code compliance with a fire barrier (wall) along the complete roof line parallel with the south property line. Structures may not be placed into the 3’ fire separation distance from the property line without one-hour rated protection from fire spread.

PLANS:

1. Include a fire spread barrier with the carport roof structure. Show a one-hour fire-resistive wall construction parallel with the property line in compliance with IBC Table 721.1(2) or relocate the carport with a clear 3’ fire separation distance between the south property line and the structure.
2. The Studio roof overhang may not extend closer than 24” to the neighboring property line. Show any part of a roof projection extending into the 3-foot fire separation distance from the property line requires not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended).

SECTIONS - DETAILS:

1. Show a minimum 1” ventilation clearance between ceiling insulation and roof sheathing, R806.3. This air gap is required for continuous air flow across the structure between bird board openings at each end.

ELECTRICAL PLANS:

1. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. Notate the plans with this requirement.
2. Show (on plans) a disconnect switch at the AC-heater and water heater, E4101.5.
