This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: After obtaining a Zoning setback approval the carport must show 2018 IRC code compliance with a fire barrier (wall) along the complete roof line parallel with the south property line. Structures may not be placed into the 3’ fire separation distance from the property line without one-hour rated protection from fire spread. PLANS: 1. Show the carport roof structure with one-hour fire-resistive wall construction parallel with the property line in compliance with IBC Table 721.1(2) or show a clear 3’ fire separation distance between the south property line and the structure. SECTIONS - DETAILS: 1. Show a minimum 1” ventilation clearance between ceiling insulation and roof sheathing over the wall and eave area if eave vents are used, R806.3. This may be accomplished w/ baffles. ELECTRICAL PLANS: 1. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. Notate the plan with this requirement. 2. Show a disconnect switch at the AC-heater and water heater, E4101.5. 10/22/2021 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | ZONING REVIEW TRANSMITTAL FROM: PDSD Zoning Review PROJECT: T21CM06430 721 N 3rd Ave – HR-3 Studio/Carport TRANSMITTAL: October 22, 2021 COMMENTS: the following comments are relative to an application for Historic Review (UDC 5.8.8). This site is located in the HR-3 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6. 1. This comment was not fully addressed. Zoning acknowledges that you change the height listed on sheet 1 but fully dimensioned elevations were not provided. Based on the height listed on the plan, 12’-4”, this detached accessory structure exceeds the height allowed for a detached accessory structure in a residential zone, see Unified Development Code (UDC) Article 6.6.3.C. Per UDC Article 6.4.4.A building height is measured from finished grade to the highest point of a flat roof. Provide fully dimensioned elevations with your next submittal so that building height can be determined. Once the above comments are addressed Zoning can provide the required comments for Historic review.
