This site is located in the HR-3 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6. 1. Provide perimeter yard setbacks from the propose carport to the south property line. 2. Based on the height listed on the plan, 12’-4”, this detached accessory structure exceeds the height allowed for a detached accessory structure in a residential zone, see Unified Development Code (UDC) Article 6.6.3.C. Per UDC Article 6.4.4.A building height is measured from finished grade to the highest point of a flat roof. Provide fully dimensioned elevations with your next submittal so that building height can be determined. 3. The lot coverage calculation is not correct and should include all vehicle use areas, see UDC Article 6.4.3.B.2.b and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. The lot coverage includes any are used to access a carport or garage. Once the above comments are addressed Zoning can provide the required comments for Historic review. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Update note #1 & 10, sheet 2. SITE PLAN: 1. Show an existing or upgraded 1” line to the existing SFR. Minimum size for a pipe supplying two bathrooms within the building is 1”, P2903.7. FLOOR PLANS: 1. Show the carport roof structure with one-hour fire-resistive wall construction parallel with the property line in compliance with IBC Table 721.1(2) or show a clear 3’ fire separation distance between the property line and the structure. STRUCTURAL PLANS: 1. Specify the ICF evaluation report number and manufacturer or show design compliance with all appropriate sections of R611 with details of connections and material sizes. 2. Provide a roof diaphragm consistent with R804.3.8.2 including sheathing perimeter fastening. SECTIONS - DETAILS: 1. Provide the model number of the post base for approval, R106.1.1. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. PLUMBING PLANS: 1. Show an individual accessible water supply shut off for each building, P2903.9.1. ELECTRICAL PLANS: 1. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4 and E3901.6. 2. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. 3. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Adjustable security light fixtures are unshielded, not FCO. INTERNATIONAL ENERGY CONSERVATION CODE: 1. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 (R-30 for a qualifying room addition) and walls R=13. Show the “R” values of insulation and the maximum “U” factors of the windows and doors on the plans as well as the solar heat gain coefficient SHGC minimum value of 0.25, N1102.1.
