COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

The use is single family residential (SFR) which is permitted in the R-1 zone, subject to use specific standards 4.9.7.B.1 - .9 and .11 (Table 4.8-2).

1. This comment was not addressed correctly. In you comment response letter you state that “The previous plan set I submitted was incorrect. The distance from property line to curb is 10 feet (NOT 20 feet)” but based on COT Paving plan I-420 the distance from face of curb to the property line is 20’-0”. Either use the 20’-0” distance or provide a survey produced by a registered surveyor with the next submittal that verifies your 10’ distance. COMMENT: It is unclear whether the carport addition is meeting the front yard setback requirements. The site is in an established area for the purpose of determining front yard setback requirements - within established areas, the minimum required front yard setback is 20' measured from the property line (UDC, 6.4.5.C.1). Based on the dimensions provided, the proposed carport's front yard setback is 18'. Per UDC standard 6.4.5.D.2.a. within established areas, a roof overhang may extend two feet into the required street yard. Demonstrate compliance with these standards.

2. The plans are not consistent. The provided plot plan shows the carport as 8 ft in depth but the framing plan shows 12’.
