This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. Provide a compliant gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Provide a complete code compliant working gray water system or a preparation as illustrated with the details at https://www.tucsonaz.gov/pdsd/water-energy-conservation. When the clothes washer is positioned at an exterior wall show two clothes washer standpipes, one with an above grade stub-out, and one to the building drain. Add the appropriate detail found at the web site: https://www.tucsonaz.gov/pdsd/water-energy-conservation. Remove the tank and valve shown on A-3 as this is an incomplete design without a tank size, listed drain valve, overflow to sewer line and discharge to the north side of the building. SECTIONS - DETAILS: 1. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground, R317.1 item 5. A weep screed may extend to 4” above grade or 2” above paved areas, R703.7.2.1, the floor level with wood framing has a minimum requirement of 6” above grade. Update all 4” floor level notations to 6” on sheets A-2 and A-5. 2. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. A design with insulation at the roof is an unvented roof assembly requiring an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. This design may not include attic ventilation with gable openings. 3. A vented attic has insulation placed at the ceiling level and attic ventilation opens are required. Provide a code compliant design for either a vented or unvented attic and appropriate insulation placement. MECHANICAL PLANS: 1. Update the code reference at HVAC Notes #1. 2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. A 5 ton unit is oversized for a 1218 SF dwelling. Notate if the mechanical plans if system calculations will be provided by deferred submittal. ELECTRICAL PLANS: 1. Update the electrical load calculations for determining the service panel size, E3602.2. The Electric Vehicle load entry (typically 7680 watts) may be entered as 32 Amp rather than the breaker size of 40 Amp. Also, the 43 Amp air conditioner enter is too high for an appropriately sized unit. 2. Update the panel schedule, E3602.1 & E3706.2. Remove the entries at redundant circuits #27, 29, 31, 32 & 33. Also remove the 40 Amp breaker at circuit #28, 30 as this is an earmarked space without connection. Place a 40 Amp breaker notation at circuit #23, 25 as this has a connected device. Circuit #16, 18 needs downsizing along with a 200 Amp service panel rather than 400 Amp.
