| 08/18/2021 | LSHAMIS1 | ZONING | REVIEW | Reqs Change | CDRC Transmittal FROM: Loran Shamis PDSD Zoning Review Section PROJECT: T21CM06351 Single family residential - porch addition (1st Review) 6010 S Southland Blvd TRANSMITTAL DATE: August 18, 2021 DUE DATE: August 23, 2021 COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. The proposed use is single family residential which is a permitted use in the R-2 zone, with use-specific standards 4.9.7.B.6, .9, and .10 are applicable (UDC, Table 4.8-2) 01. COMMENT: The proposed porch addition is not meeting the minimum setback requirements for the R-2 zone. The minimum setback requirements are 6' or 2/3 of the highest point of the adjacent wall, the greater applies, measured from the property line to the nearest post of the proposed porch. 02. COMMENT: To reduce the permitted minimum required setback there are two options, 1.) a neighbor waiver signoff or 2.) a Design Development Option (DDO) may be applicable. For the neighbor waiver signoff, include the following language on the site plan with the signature of 5960 S Southland Blvd: "My name is ___________ and I am the owner of the property located at _____________. I have reviewed the site plan and I have no objection to the structure being located or constructed ________ feet from the property line as depicted on the site plan. Signature: ___________ Date: _______________" The other option to reduce setbacks is the DDO, which is a separate application and can be accessed here - https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf 03. COMMENT: It appears there are some structures towards the western portion of the property that must be included in your site plan - include all existing improvements on the site.
