This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Zoning acknowledges the sign off from the neighbor to the south but a signoff is required from the neighbor to the west at 6717 S Downing Ave as the setback from the ramada to the west property line does not meet the minimum 6’-0” requirement.

1. Per Unified Development Code (UDC) TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Zone, Residential Use to Residential Zone, based on a wall height less than 9'-0" the required perimeter setback from the ramada to the west and south property line is 6'-0" or 2/3 the height of the structure, whichever is greater. The proposed setback is 5'-6" to the west and 5'0" to the south. At a minimum a neighbor setback waiver is required from all adjacent property owners along the west and south lot lines (three properties in this case), see UDC Article 6.6.2.D. Additionally, ensure the requested setback on the waivers matches what is shown on the site plan.:
