This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

1. This comment was not fully addressed. A email has been sent to the applicant with an aerial photo that is clouded to match the following comments. The attached structure, clouded in red, that was not part of the 2008 permit that needs to be permitted as it is attached to the house. There is some type of structure located in the east southeast corner, clouded in blue, that is built to the property line and not shown on the plan. This structure will require a neighbors setback waiver from the owners of the properties at the following addresses: 7518 E MARC PL & 2008 S MARC DR. Based on current aerial photos there has been an addition to the room permitted in 2008, shed addition, ramada addition and some type of structure built in the southeast corner of the site. No permits or compliance reviews were found for these additions. Show these structures on the plot plan and include them in the lot coverage calculation if applicable. Also if these structures to not meet the required perimeter yard setbacks of 6’-0” or 2/3 the height of the exterior wall, greater of the two as measured from design grade then some type of setback modification is required. For any detached accessory structure that does not meet perimeter yard setback a neighbors setback waive can be used. Provide the following text on the plot plan for the applicable owner and have the owner sign and date:

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.

FLOOR PLAN:

Show compliance with R310 providing egress from bedrooms with minimum net clear opening area of 5.7 SQ FT (5 SQ FT 1st floor). Update the room labeled as Bedroom adjacent to the Guest Room with an egress or rename the space.

SECTIONS - DETAILS:

New exterior walls require compliant attachment to a minimum 12”D x 12”W continuous reinforced foundation with minimum 6" spacing above exterior grade. Update the foundation dimensions shown at detail A-A and B on sheet 3.

An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF.

PLUMBING PLANS:

Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Provide water heater BTU demand and developed length of line from meter to all appliances. The existing lines may require upsizing for the new demand.

ELECTRICAL PLANS:

Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity.
