TRANSMITTAL: August 23, 2021 This site is located in the R-2 zone (UDC 4.7.9). Multi-family residential is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.B.6, .9 & .10. 1. As you are proposing changes to the site and this is considered a non-residential use a Development Package (DP) the meets the minimum requirements of the Checklist for Minor Changes to Commercial/Industrial Sites must be submitted and approved prior to the building plan approval. The checklist can be found at: https://www.tucsonaz.gov/files/pdsd/forms/Minor_Changes_to_Commercial_Industrial_Sites_.pdf, and is a separate submittal. Submit the DP at: https://docs.tucsonaz.gov/Forms/tucsonpermitapp, using the Submission Type “Site Review”. 2. The “NEW 8’ SCREEN WALL” shown along the north and south property line exceeds the allowed height of a wall within the perimeter yard setbacks, see UDC Article 6.6.2.I. A Design Development Option (DDO) will need to be submitted and approved for this wall height, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
