Administrative and Professional Office is a permitted use in this zone (Table 4.8-4) subject to Use Specific Standard 4.9.13.P. 1. Per UDC Article 3.3.3.G.2.c A site plan is required for the following types of development: c. Existing development undergoing a change of use , building or structure additions, and/or a reconfiguration of an area outside a building. That said as you are proposing removal of a required pedestrian circulation path, see TSM Section 7-01.3.3.B a Development Package (DP)meeting the minimum requirements of the checklist for Minor Changes to Commercial/Industrial Sites found at: https://www.tucsonaz.gov/files/pdsd/forms/Minor_Changes_to_Commercial_Industrial_Sites_.pdf, must be submitted and approved showing how the pedestrian circulation will be provided. Only minor changes such as upgrades to accessible vehicle parking and accessible access are allowed on tenant improvement plans. If you elect to eliminate a required pedestrian circulation component A Board of Adjustment for Variance will be required. The DP is a separate submittal from the building plans and is submitted at: https://docs.tucsonaz.gov/Forms/tucsonpermitapp, using Submission Type “Site Review”.
