This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.b & Figure 6.4.5-A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Per UDC Article 6.4.5.B.2 A vertical structural member(s) (i.e., post, column, dormer wall) supporting a roof extension from the principal structure is considered a wall for applying perimeter yard requirements. Or if a roof overhang exceeds 2’-0” the setback is measured from the allowed 2’-0” overhang, see UDC Article 6.4.5.D.1. 1. North Carport: Based on a wall height less than 9’-0” the required perimeter yard setback from the attached carport to the north property line is 6’-0”, as the overhang is proposed to be 3’-3’ the setback is measured from the allowed 2’-0” overhang therefore the proposed setback is 5’-0”. South Carport: Based on a wall height less than 9’-0” the required perimeter yard setback from the attached carport to the south property line is 6’-0”, as the overhang is proposed to be 0’-5’, the proposed setback is 1’-5”. A Design Development Option is required. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. It appears that the north arrow is not shown correctly on the plot plan. 3. Based on current aerial photos there is some type of shade structure in the front yard that is not shown on the plot plan. It does not appear that these structures meet the required street perimeter yard setback of 20’-0” or 1-1/2 times the height of the structure, greater of the two. Show these structures on the plan and provide street perimeter yard setback dimensions. A DDO may be required. 4. The drawings shall be submitted as a single multi-page PDF file. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits GENERAL COMMENTS: 1. Items built without permit may require alteration or improvement for achieving code compliance with the 2018 IRC, R105. Complete construction plans are required for processing a building permit. The plans should show necessary structural changes for achieving building code compliance for the two unpermitted carports, 2018 IRC. 2. The carport roof may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection. Provide compliance with R302.1 (City of Tucson Amended) by removing the porch roof within 3 feet to the property line or provide a complete wall barrier with not less than one-hour fire-resistive construction in compliance with IBC Table 721.1(2). FOUNDATION PLAN: 1. Dimension the footing length, width, and depth into undisturbed soil for each footing type and condition, R403.1.1. FRAMING PLAN: 1. Provide a complete roof framing plan with beams and rafters sized with appropriate load carrying capacity, R301.1. SECTIONS - DETAILS: 1. Show the Post Section Detail with #4 rebar in the footing, R403.1. 2. Notate and specify the size of post base with 1” standoff above concrete, R317.1.4 exception 1. 3. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. 4. Show connection at dwelling with fasteners (rafter on top plate with H2.5 or ledger connection to load bearing wall). ELECTRICAL PLANS: 1. Show any carport lights, switches and receptacles.
