This site is located in the R-2 zone (UDC 4.7.9). Multi-family residential is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.B.6, .9 & .10.

1. Based on permit T06CM00088 there is a recorded 20’ utility and access easement that appears to run along the east property line the entire distance of the property. The proposed garage encroaches into this easement. Provide written approval from all utilities that have rights to this easement and who ever has access rights to the easement to allow the encroachment or provide documentation that the easement has been abandoned.

2. Per Unified Development Code (UDC) Article 6.4.3 all vehicle use area is included in the lot coverage. Provide the vehicle use area in the lot coverage calculation.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference at the 2nd note sheet A1.

FLOOR PLANS:

1. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8” solid core) with self-closing and self-latching provision, R302.5.1.
2. Show the garage floor direction of slope, R309.1.

SECTIONS - DETAILS:

1. Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” footing depth below the undisturbed ground surface R403.1. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground, R317.1 item 5. These dimensions are required in addition to the 4”” weep screen clearance for a compliant foundation and floor height. Update detail #6/S1 and #2/A1.

PLUMBING PLANS:

1. Show the water heater location, P2801.1.
2. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1” service pipe is required for supplying water to more than 9.5 fixture units.
3. Show plumbing vents (VTR) within acceptable distances from traps, P3105.1. (1 ½”-6’, 2”-8’, 3”-12’).

ELECTRICAL PLANS:

1. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Show code compliant “R” values of insulation on the plans, N1102.1.

08/24/2021 JPEELDA1 FIRE REVIEW Reqs Change The house under roof is 3,641 therefore we will need a letter from Tucson Water stating that the hydrant flow is 1,750 gpm or you shall install fire sprinklers. We also need to know the distance from the hydrant to the furthest part of the house to the hydrant as the hose lays not as the crow flies.
