A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. As this comment was not addressed and no dimension from design grade to the highest point of the wall were provided Zoning has used a measurement feature in our Bluebeam review software and has determined that the height that will be used for the perimeter yard setback requirements is 11’-4”. Based on a wall height of 11’-4” the required perimeter yard setback from the proposed addition to the west property line is 7’-6”, proposed setback is unknown as a perimeter yard setback dimension was not provided. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.b & Figure 6.4.5-A. As a dimension from design grade to the highest point of the wall, this would include the vertical portion of the proposed trusses, but it is clear that the wall height exceeds 9’-0” based on the top of window being 9’-0”, a Design Development Option (DDO) maybe required. Provide a wall height dimension from design grade to the highest point of the wall. Provide a perimeter yard setback dimension from the proposed addition to the west property line and remove the 6’ setback line as it does not appear to apply. Per UDC Table 6.3-2.A the minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing the interior property line. Until the above information is provided Zoning cannot provide the required comments for a DDO review. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
