This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.b & Figure 6.4.5-A. As a dimension from design grade to the highest point of the wall, this would include the vertical portion of the proposed trusses, but it is clear that the wall height exceeds 9’-0” based on the top of window being 9’-0”, a Design Development Option (DDO) maybe required. Provide a wall height dimension from design grade to the highest point of the wall. Provide a perimeter yard setback dimension from the proposed addition to the west property line and remove the 6’ setback line as it does not appear to apply. Per UDC Table 6.3-2.A the minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing the interior property line. Until the above information is provided Zoning cannot provide the required comments for a DDO review.

2. Lot coverage shall include the driveways from the proposed and existing garages to the east propertyline.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

1. Update the site plan showing a single electric service meter location, R106.1.1. Show keynote #10 as a subpanel location.

FLOOR PLANS:

1. Show the doors from a garage to dwelling spaces with a 20-minute fire rating (or 1-3/8” solid core) with self-closing and self-latching provision, R302.5.1.
2. Show a ½” gypsum board (garage side) on all walls common to the garage and dwelling spaces in compliance with R302.6.
3. Show compliance with R303.1 providing (8%) natural (or artificial) light into the office.
4. Show compliance with R303.1 providing (4%) natural ventilation into the office or approved mechanical ventilation.

MECHANICAL PLANS:

1. Provide heating facilities in all habitable rooms, R303.9. Show a system for the office.

ELECTRICAL PLANS:

1. A building shall be supplied by a single service, NEC 230.2 & E3601.2. Coordinate the utility plan with Tucson Electric Power.
2. Show service panels on a Riser Diagram for each building. A feeder is required for each sub panel, NEC 225.30 and E3403.
