The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.

1. The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Between the proposed garage and the existing detached building, the gross floor area exceeds the size of the primary residence.
a. The applicant may choose to attach one of the structures to the main residence, thus increasing the square footage of the primary structure to satisfy the 50% requirement. The attachment does not need to be enclosed; a 5' wide roof attachment that can support a 20 pound live load is acceptable.
b. If the applicant does not wish to attach one of the accessory structures to the primary structure, a variance can be applied for. The applicant will not be able to apply for the variance until the rest of the comments are addressed.

2. Please show all setback measurements for the proposed garage. Zoning is unable to determine the proposed setbacks to the North property line. It does appear that the garage is not meeting the northern setback. A Design Development Option may be required to reduce the setback. 3. A third option is to attach the existing detached building to the primary structure. That increases the square footage of the primary structure, and allows the applicant to seek a neighbor waiver for the apparent setback issue to the north property line. The language for the setback waiver is as follows, and must be printed to the site plan: “My Name is __________________ and I am the owner of the property located at ________________________. I have reviewed the site plan and I have no objection to structure being located or constructed ______ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________”

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

Consolidate pages of construction plans into a single .PDF file as prescribed at the PDSD web site.

FOUNDATION PLANS:

1. Indicate the direction of slope for the garage slab, R309.1.
2. Provide a landing or floor surface at all exterior doors. A landing must be at least as wide as the door it serves and 36” in the direction of travel, R311.3.

SECTIONS - DETAILS:

1 Notate the requirement for ledger anchorage where rafters are parallel to wall, ½” bolts at 15’ O.C. with 4” embedment, R606.11.
2 Specify all ledgers connected to masonry walls with 3x material, Figure R606.11 (1).
