This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.b & Figure 6.4.5-A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. Dwelling addition, based on a wall height of 15’-0” the required perimeter yard setback from the addition to the east property line is 10’-0”, proposed setback is 6’-11” Dwelling addition reduced perimeter yard setback requires a Design Development Option (DDO). DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. New garage, based on a wall height of 11’-6” the required perimeter yard setback from the garage to the east property line is 7’-8”, proposed setback is 3’-8” Garage reduced perimeter yard setback can be accomplished one of two ways (1) process as a DDO (2) secure a neighbor setback waiver. The neighbor setback waive requires that the following text be provided on the plot plan and that that the owner of the property to the east sign and date: My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
