This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10

1. Per Unified Development Code (UDC) TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-2 Zone, 5,808 sq. ft. of lot is required for 2 dwelling units. At a minimum a Board of Adjustment for Variance will be required to be submitted and approved prior to approval of the building plans. Board of Adjustment requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. A Board of Adjustment is a separate submittal from the building plans and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the “Submission Type”, “Zoning Administration”.

2. Per Unified Development Code (UDC) TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-2 the maximum lot coverage is 70% not 75% as shown on the plan.

3. As Park Ave is a Collector street designated on the COT MS&R map this site is considered developing area for street perimeter yard setbacks. The street perimeter yard for Chauncey Ln is based on UDC Table 6.4.5.C-1, ADT over 140 but less than, and is 21’ or the height of the exterior wall, greater of the two, measured to the outside edge of the nearest adjacent travel lane. Show the correct setback to Chauncey Ln.

4. Provide fully dimensioned elevations with the next submittal so that perimeter yard setbacks can be verified. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.b & Figure 6.4.5-A.

5. Provide a floor plan for the existing residence so that vehicle parking requirements can be verified.
