COMMENT: The following comments were not addressed: a. The front yard setback is not meeting the minimum required setback. The property is in an established area - the required setback to the north and the portion of the building adjacent to the street requires a minimum of 20' or 1.5 the height of the proposed wall measured at finished grade, the greater applies, measured from the proposed property line to the proposed exterior wall. b. The setback adjacent to the street perimeter setback can be reduced through an additional and separate application process called the Design Development Option (DDO).
