COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

The site is zoned R-1 and single family is a permitted use in this zone, subject to use specific standards 4.9.7.B.5 - .9 (Table 4.8-2).

01.COMMENT: For any new single-family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. All single-family dwellings in the R-1 zones with five or more bedrooms all parking spaces must be located on-site, either in a side or rear perimeter yard.

02.COMMENT: Remove the dashed line indicating setbacks as they are incorrect. The front, street yard setback is the greater of 5' measured from the back of the existing or future curb, ½ the height of the adjacent wall measured from the back of the existing or future curb, or 1' measured from the property line or from the nearest edge of the sidewalk or future sidewalk location.

03.COMMENT: Remove or move the detached accessory structure on the northwest corner of the parcel as detached accessory structures are not permitted in the front yard in residential zones.

04.COMMENT: Provide the lot coverage calculation. The lot coverage calculation is building areas, storage areas and vehicular use areas as a percent of the total lot area. For applicability standards see UDC 6.4.3.
