| 08/06/2021 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: T21CM05722 3975 N Tucson Bl – R-1 Storage Shed Addition (1st Review) TRANSMITTAL DATE: July 21, 2021 This site is located in the R-1 zone (UDC 4.7.8). Office use is not an allowed use in the R-1 Zone and this site is considered a non-conforming use in the R-1 Zone. 1. Any expansion of the use which the shed would be considered will cause the site to lose the nonconforming status and require a rezoning of the site to bring it into conformance, see UDC Article 9.2.2. If you have questions about the nonconforming status contact the Zoning Administrator, Russlyn Wells at Russlyn.Wells@tucsonaz.gov. 2. If the Zoning Administrate determines that the storage shed does not affect the nonconforming status a commercial site plan, development package, is required. Requirements for Minor Changes to Commercial/Industrial Sites can be found at: https://www.tucsonaz.gov/files/pdsd/forms/Minor_Changes_to_Commercial_Industrial_Sites_.pdf. A development package is a separate submittal from the building plan and is submitted at: https://docs.tucsonaz.gov/Forms/tucsonpermitapp, using the “Site Review” submission type. |
