A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6. 1. This comment was not addressed. Until land split S21-021 has been approved the SFR cannot be approved. 2. As you are now proposing an alley exit provide documentation from the City Engineer, Fred Felxi with the Department of Transportation & Mobility, that the requirements of UDC Article 7.4.6.K.2, An alley, when used for access, must be a minimum of 20 feet wide, free of obstructions, and surfaced with a dust control method that is acceptable to the TDOT City Engineer, are met. As 10th Ave is a collector listed on the COT MS&R plan per UDC Article 7.4.6.K.A.4 an MS&R may not be used for maneuvering into a parking space on to a residential site. If the MS&R will provide vehicle access to the site all maneuvering must be on site. Either show that no access will be provided to 10th or show that all maneuvering will be on site.
