This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.b & Figure 6.4.5-A.

As dimensions from design grade were not provided on the drawings Zoning has added 6” to the provide dimensions to determine required setbacks.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).
1. Based on a wall height of 11’-7” the required perimeter yard setback from the proposed office to the east property line is 7’-9”, proposed setback is 6’-0”.

There are two options to have the reduced setback approved:
a. Provide a neighbor setback waiver on the plot plan. To accomplish this provide the following text on the plot plan and have owner of the property to the east sign and date:
My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.

b. Submit a Design Development Option (DDO) for review and approval. PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.

FLOOR PLAN:

Provide a floor plan showing each room with labeled function and dimensions. Show door locations and window sizes with type identified as XO or SH. Include the identification of adjacent rooms with door or window opening into the proposed space.

FRAMING PLAN:

Update the over span 2x10 rafters consistent with Table R802.4.1(2).

Provide a header schedule and show opening sizes supporting new roof consistent with Table 502.5(1) & R602.7(1).

SECTIONS - DETAILS:

Provide structural details showing code compliant materials and fasteners from the foundation to the roof covering of new exterior walls. Include the foundation dimensions and anchor bolt size. Show rating of insulation both walls and ceiling. New exterior walls require compliant attachment to a foundation with minimum 6" spacing above exterior grade. Update the 2” clearance shown on detail #2, sheet #2.

An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF.

MECHANICAL PLANS:

Provide equipment details showing code compliant components, locations and sizes. Show heating facilities in all habitable rooms, R303.9.

ELECTRICAL PLANS:

Provide wiring details showing code compliant devices and sizes. Show circuit number and size with receptacles at all walls and lighting control at each doorway both interior and exterior. Receptacle, lighting and smoke detector circuits require arc-fault protection.

INTERNATIONAL ENERGY CONSERVATION CODE:

Provide insulation details minimum (R-13 walls and R-38 ceiling) showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better.
