The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.

1. The storage container on the east side of the property is not permitted, and does not meet the side perimeter yard setback. Please add a setback measurement for the structure. Zoning cannot tell if the structure is attached or detached from the house. If detached, a neighbor waiver can be added to the site plan to reduce the required side yard setback. If it is attached, engineered drawings may be required, and a Design Development Option (DDO) would be necessary to reduce the required setback.

2. Provide the setback measurement for the attached carport as measured to the east property line. A DDO may be required to reduce the required setback (6' or 2/3 the height of the structure)
3. The carport does not meet front street perimeter yard setbacks. A DDO is necessary to reduce the front street setback.
4. The same DDO may be used to reduce all perimeter yard setback in question. Please reach out to Mark.Castro@tucsonaz.gov for more information about the DDO process.
5. Please attach the elevation plans from the first submittal to the next submittal. Add the directions for each side of the structure.
6. Add a legal description to the site plan. The legal description for the propert is: "GLENN HEIGHTS LOT 137"
7. Add the site zoning and surrounding zoning on the site plan.

PLAN REVIEW COMMENTS
Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.
GENERAL REQUIREMENTS:
The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

GENERAL COMMENTS:
1. Complete Zoning issues then show necessary structural documentation for achieving building code compliance, 2018 IRC.

SITE PLAN:
1. Indicate the location of buildings and any utilities supporting or effecting the proposed structure.

FOUNDATION PLAN:
1. Dimension the footing length, width, and depth into undisturbed soil for each footing type and condition, R403.1. Show the minimum 12" reinforced footing depth below the undisturbed ground surface R403.1. Show rebar reinforcement with 3" clearance from earth, R403.1.3.5.3. Provide ½" anchor bolts with 7" embedment, R403.1.6.

FRAMING PLAN:
1. Provide a complete roof framing plan with beams and rafters sized with appropriate load carrying capacity, R301.1.

SECTIONS - DETAILS:
1. Show the Post Section Detail with #4 rebar in the footing, R403.1.
2. Notate and specify the size of post base with 1” standoff above concrete, R317.1.4 exception 1.
3. Show roof (uplift resistance) rafter fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.
4. Show connection at dwelling with fasteners (rafter on top plate with H2.5 or ledger connection to load bearing wall).
