TRANSMITTAL DATE: July 26, 2021 This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5-.9. 1.

The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.

1. Detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. If the carport is to be located in the front yard, it must be attached to the primary structure with a connection that is 5' wide and that can support a 20 pound live load.

2. A minimum setback of 19 feet from the back of sidewalk is required for a front street setback for a carport or a garage, to allow sufficient space for a motor vehicle to be parked in front of the carport or garage.

a. A minimum setback of one foot from the back of sidewalk of the street from which access is gained, is required if all of the following apply:

-The street from which access is provided has a projected Average Daily Traffic of 140 vehicle trips or less
-The setback is measured so that the parking structure and the parking space within that structure are located completely on-site and do not encroach into the one-foot setback; and,
-The distance between the street pavement edge and the parking structure is eight feet or less.

b. Depending on what the applicant decides to do with the attachment and placement of the carport, there may be more front street setback stipulations.

3. Ensure all additions are accounted for. It appears that around 2016 an addition was built on the east side of the side yard. Staff cannot find any permits for that structure, and it appears to be too close to the property line. Please add the addition to the current permit, along with the setback and elevation measurements.
a. As that structure is likely too close to the property line, a Design Development Option (DDO) application may be necessary to get it permitted. More information is neede before staff can write a transmittal for a DDO. Please add the addition to the plans with all the correct dimensions.
b. There also appears to be a small structure on the west side yard. That is not on the plans, and needs to be added if it is to remain.
c. There appears to be a storage container in the front yard. Please indicate if that will be temporary. If not, a small accessory structure cannot be in the front yard.

4. Refer to the following template for the requirements of the residential plot plan found at the following link: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf and add the following:

a. Add a lot coverage calculation.
b. Add the sidewalk measurements.
c. Add the legal description for the property
