COMMENTS: the following comments are relative to an application for NPZ Review (UDC 5.10.3).

This site is located in the NR-1 zone (UDC 5.10.3). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

1. Prior to zoning approval an NPZ review and approval is required. Owner is proposing to enclose an existing attached carport to a bedroom and bath. The property fronts on two streets Park Ave and Hampton St. Proposed enclosure fronts on both streets. Please contact Maria.Gayosso@tucsonaz.gov for information on the NPZ review process.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.

Provide a single set of plans in a .PDF file.

SITE PLAN:

Provide a site plan showing all buildings, R106.1.1. Show the location of utility lines to the building.

FLOOR PLAN:

Provide a floor plan showing each room with labeled function and dimensions. Show door locations and window sizes with type identified as XO or SH. A Bedroom requires egress to the exterior.

SECTIONS - DETAILS:

Provide structural details showing code compliant materials and fasteners from the foundation to the roof covering of new exterior walls. Include the foundation dimensions and anchor bolt size. Show rating of insulation both walls and ceiling. New exterior walls require compliant attachment to a foundation with minimum 6" spacing above exterior grade.

Provide the placement of ceiling/roof insulation. This determines the need for attic ventilation or the need for an air-impermeable layer if insulation at the roof sheathing.

PLUMBING PLANS:

Provide piping details showing code compliant materials and sizes.

MECHANICAL PLANS:

Provide equipment details showing code compliant components, locations and sizes.

ELECTRICAL PLANS:

Provide wiring details showing device locations include the smoke detectors. Show circuit number and size of circuits and show arc-fault protection.

INTERNATIONAL ENERGY CONSERVATION CODE:

Provide insulation details minimum (R-13 walls and R-38 ceiling) showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better.
