The Pima County Assessor’s effective construction date for your building or structure is 1952. The actual construction date may be earlier. Buildings, portions of buildings or structures that are 50 years of age or older must be architecturally documented prior to demolition. Documentation will be reviewed and approved by the Historic Preservation Office before a permit is issued. Applicant will be contacted within 5 working days if additional materials are required for review. Additional Comments: 1. The street perimeter yard setback shown on the plot plan is not correct. Per UDC Article 6.4.5.C.1.a Within established areas , the minimum required front street perimeter yard is 20 feet or one and one-half the height of the proposed wall (H), measured from the street property line, whichever is greater, up to a maximum of 90 feet. 2. The interior, north, east & west, perimeter yard setbacks shown on the plot plan are not correct. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Zone, Res Use to a Res Zone the required perimeter yard setback is 6’-0” or 2/3 the Height of the proposed exterior building wall, greater of the two. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Indicate the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Show the utility lines requiring upgrade or replacement. SECTIONS - DETAILS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. PLUMBING PLANS: 1. Clarify if the water heater is existing or replaced, R106.1.1. 2. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1” service pipe is required for supplying water to more than 9.5 fixture units. 3. Show the activity number for the septic upgrade, P2602.1. MECHANICAL PLANS: 1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A four - five bedroom dwelling of 1501 – 3000 SF requires a 75 CFM continuous setting. 2. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Clarify if the electrical service panel is existing or replaced on the riser diagram, E3403. 2. Clothes Washer and Dishwasher GFCI: receptacles require readily accessible protection typically from an upstream device, E3902.9 & 10. Add notation to plans. 3. Show or notate a disconnect means or a locking breaker for the water heater, E4101.5. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Both standard and high density batt insulation requires a space greater than provided with 2” x 6” framing at the mud room, N1102.1. Identify the products that provide the intended minimum R-30 total value with a 2-layer batt and ridge board system or closed cell foam, R806.5. 2. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans.
