This site is located in the R-3 zone (UDC Article 4.7.12). A multi-family is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6.

1. Until development package DP21-0174 has been approved Zoning cannot approve the building plans.

2. There appears that there is a discrepancy between the DP and the building plans. DP shows Building Type “B” to have 4 one-bedroom units and 12 two-bedroom units, building plans show 16 two-bedroom units. This will affect the number of required vehicle parking spaces.

3. The development package sheets provided in the building plan set either need to be the stamped approved plans, marked for reference only or removed from the building plan set.
