This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). 1. Based on the provided elevations the 8’-0” wall called out under Keynote 5 exceeds the allowed 6’-0” height allowed per UDC Article 6.6.2.I. Based on a wall height of 8’-0” the required street perimeter yard setback is 20’-0”, proposed setback is 10’-0”. 2. As no elevation was provided for the “NEW 6’-6” METAL FENCE AND GATE” called out under Keynote 4 and the fence and gate exceed the height allowed per UDC Article 6.6.2.I. Based on a wall height of 6’-6” the required street perimeter yard setback is 20’-0”, proposed setback is 7’-8”. 3. As no elevation was provided for the “EXISTING 4’ TALL GABION WALL WITH NEW 3’ TALL METAL SCREEN” called out under Keynote 7 and the wall/fence the height allowed per UDC Article 6.6.2.I. Based on a wall height of 7’-0” the required street perimeter yard setback is 20’-0”, proposed setback is 7’-8”. If you can demonstrate that the above walls/fences meet the requirements of UDC Article 6.6.2.I.1 At least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron, Or 6.6.2.I.2 part of, or located on top of, a retaining wall no higher than ten feet measured from design grade and no higher than six feet measured from the top of the retaining portion of the wall no addition process will be needed. Provide elevations that demonstrate the above requirements are met. If you cannot meet one of these requirements than a Design Development Option (DDO) must be submitted and approved prior to approval of this plan.
