This site is located in the NR-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. Prior to zoning approval an NPZ review and approval is required. Owner is proposing to construct n 23’ x 14’ attached bed & bath to the rear of the existing dwelling. The property fronts on one local street Waverly. Owner is also proposing to expand an existing garage and convert the garage to a sleeping quarters. The following comment must be addressed prior to submitting for NPZ review. 2. The electrical plans show a “NEW 200 AMP 2-METER COMBINATION PACK” to be installed. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Zone this site does not qualify for two (2) units therefore two (2) meters are not allowed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PLUMBING PLANS: 1. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1” service pipe is required for supplying water to more than 9.5 fixture units. ELECTRICAL PLANS: 1. Provide a Riser Diagram with a single service panel and a sub-panel to the secondary building, E3607. Two metered service panels require a Zoning approval with a second Pima County assigned address for the new service. 2. Clothes Washer and Dishwasher GFCI: receptacles require readily accessible protection typically from an upstream device, E3902.9 & 10. Add notation to plans. 3. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. 4.
