TRANSMITTAL: July 28, 2021

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, specifically:
a. Shall be drawn at an engineering scale i.e. 1’=10’
b. Provide a lot coverage calculation
c. Provide the owners name
d. Provide the legal description “BROADWAY EAST LOT 68”
e. Show locations of existing utilities
f. Indicate the zoning of the parcel and all adjacent parcel

2. It does not appear that the street perimeter yard setback is correct. Based on Paving plan I-72-030 the street property line is located 11’ from the back of the curb and the required 20’ street setback is measured from that point.
