This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration GENERAL COMMENTS: 1. Items built without permit may require alteration or improvement for achieving code compliance with the 2018 IRC, R105. FLOOR PLANS: 1. Show compliance with R310 providing egress from bedrooms with minimum net clear opening area of 5.7 SQ FT (5 SQ FT 1st floor). Also, show the minimum net clear opening dimension of 24” height and 20” width, and maximum sill height of 44”. STRUCTURAL PLANS: 1. Show the required joist/rafter bearing contact to supporting members, R502.6 & R802.6. The fascia board may not serve as a beam, ridge board or load bearing ledger. Section 4 may not comply with prescriptive IRC requirements, provide a registered Arizona engineer design analysis. 2. Provide a complete roof framing plan showing beam and rafter sized with appropriate load carrying capacity for the added enclosure components, R801.2. Otherwise, provide a design with an engineer’s calculation, design and seal for a non-prescriptive structure, R106. PLUMBING PLANS: 1. Show all drainage fixtures with connection to the public sewer system, P2602.1. The clothes washer requires connection to the building drain system. Two clothes washer standpipes may provide a discharge opening plumbed through an exterior wall with an above grade stub-out for gray water surface distribution in addition to the waste drainage connection to the building drain. ELECTRICAL PLANS: 1. Show a smoke alarm in each bedroom and outside in the immediate vicinity. 2. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.2.1. Provide notation if the smoke alarms are existing or proposed. 3. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.
