A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. This comment was not fully addressed. The storage shed does not meet the minimum 6’-0” setback required to the west property line and the required neighbor setback waiver for the property owner to the west was not provided. Also, the setback waivers are to be on the required plot plan as stated below. Zoning was not able to find permits for the Storage shed and ramada shown on the plan. The structures require zoning compliance review. Provide the height of these structure so that perimeter yard setback requirements can be verify. Show the perimeter yard setbacks on the plan and if the structures do not meet setbacks at a minimum a neighbor setback waiver will be required. To accomplish this waive the following text must be provided on the plot plan and signed and dated by the affected neighbor: My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ 2. The revised site plan does not meet the requirements for a residential plot plan. Review the residential plot plan requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, and provide a plot plan that meets all requirements.
