TRANSMITTAL: August 17, 2021

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

1. This comment was not addressed correctly. Show the future curb on the plot plan and provide a perimeter yard setback dimension from the back of curb to the building. As Broadway Blvd. is designated as an Arterial on the COT MS&R map the street perimeter yard is based on UDC Article 6.4.5.C.2 & Table 6.4.5.C-1 ADT of 1,000 or Greater as measured to the back of existing curb or future curb location. In all circumstances, the greater setback resulting from the alternate measurement is required. As Broadway Blvd does not appear to be at full future width show the future property line and future curb on the plan an provide a street perimeter yard setback from the proposed structure to the back of future curb.

2. This comment was not addressed correctly. Per UDC Article 6.4.3.B.3.a the building is measured from the outside edges of the exterior walls at ground level (design grade ) and does not include overhangs. Also, per UDC Article 6.4.3.B.3.b vehicle use area is included in the lot coverage and is measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved. Revise the lot coverage. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Zone the maximum allowed lot coverage is 70%. Provide a lot coverage calculation on the plan that meets the requirements of UDC Article 6.4.3.
