TRANSMITTAL: December 14, 2021

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.1 - .9, & .11.

1. The original application stated this is a “Sleeping Quarters for Mom” and now the Revision Narrative states “shed with electric”. Clarify what is proposed.

2. Within the foot print of the ‘Proposed Addition” you show “200 sq ft”, within the lot coverage calculation the “ACCESSORY STRUCURES” show 195 sq .ft. Clarify which is correct. Or if the ‘Proposed Addition” was not included in the Lot coverage calculation it shall be included.

3. Interior perimeter yard setbacks are based on UDC Table Table 6.3-2.A and the requirement is six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line. Based on the heights provided on the plot plan 12’ the required perimeter yard setback from the “Proposed Addition” to the east property line is 8’-0”, proposed is 2’-0”. At a minimum a neighbor’s setback waiver must be secured. See below for requirements.

4. Per current aerial photos there is a structure located along the west side of the existing residence and also one located near the southwest corner of the property. If these structures are still on site show them on the plot plan and include the square footage in the lot coverage calculation. The structure located along the west side of the residence does not appear to meet perimeter yard setbacks and may require a neighbor’s setback waiver. If these structures have been removed provide photos.

To secure the neighbors setback waiver provide the following statement on the plot and have the owner of the property sign and date:
My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Place the reference on the plans.

SITE PLAN:

Provide a site plan showing all buildings, R106.1.1. Show the location of utility lines to the building.

FLOOR AND FRAMING PLAN:

Provide a floor plan showing each proposed room with labeled function and dimensions. Show door locations and window sizes with type identified as XO or SH. Include the identification of adjacent rooms with door or window opening into the proposed space.

Provide a complete roof framing plan with beams and rafters sized with appropriate prescriptive load carrying capacity, R301.1.

SECTIONS - DETAILS:

1. Show a cross-section detail for the new exterior wall, R106.1.1. Show the minimum 12” footing depth below the undisturbed ground surface with 12” minimum width for wood framed walls with minimum of one #4 rebar in the proposed continuous footing, R403.1.
2. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5) with minimum ½” diameter anchor bolt and treated sill plates, R602.10.8 & R403.1.6.
3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF.

MECHANICAL PLANS:

If heating or cooling the building provide equipment details showing code compliant components, locations and sizes. Provide a Manual J report identifying cooling demand.

ELECTRICAL PLANS:

Provide proposed wiring details showing code compliant device locations and circuit sizes. Show circuit number and size with receptacles at all walls and lighting control at each doorway both interior and exterior. Receptacle, lighting and smoke detector circuits require arc-fault protection.

Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.

INTERNATIONAL ENERGY CONSERVATION CODE:

A heated or cooled building requires insulation details minimum (R-13 walls and R-38 ceiling) showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better.

OUTDOOR LIGHTING CODE

Provide any alterations with details showing compliant fixtures. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations or show proposed fixtures as Full Cut Off (night sky friendly).
