A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. To address your question per UDC Article 6.4.5.B.2 a vertical structural member(s) (i.e., post, column, dormer wall) supporting a roof extension from the principal structure is considered a wall for applying perimeter yard requirements. 1. This comment was not addressed. As you are calling the proposed shade structure attached to meet the requirements of 6.6.3.D the perimeter yard setbacks are based on TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Zone, Residential Use to a Residential Zone the required perimeter yard setback to the south property line is 6’-0’ or 2/3 the height of the exterior wall, greater of the two as measured from design grade. Based on a wall height of 9’-6” as shown on the SPA Section Elevation, the required perimeter yard setback to the south property line is 6’-4” proposed is 3’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
