This site is located in the HO-3 zone (UDC 4.7.15). Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.b & Figure 6.4.5-A. The minimum setback is the greater of ten (10) feet, or three-quarters (3/4) the height of the structure’s wall facing each interior property line (Table 6.3-3.A). 1. Based on a wall height of 10’-2” the required perimeter yard setback from the proposed carport to the west property line is 10’-0”, proposed setback is 3’-6”. 2. Based on a wall height of 13’-10” the required perimeter yard setback from the proposed carport to the west property line is 10’-5”, proposed setback is 3’-3”. The following comment needs to be addressed prior to Zoning approval, additional comments maybe forth coming depending how this comment is addressed; 1. The lot coverage does not appear to be correct. Per UDC Article 6.4.3.B.3.b the following is included in the lot coverage, Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved. Based on the proposed location of the carport there is a large area of vehicle use area that is not included in the lot coverage calculation. Per UDC Table 6.3-3.A: DIMENSIONAL STANDARDS FOR THE O-1, O-2, & O-3 ZONES, O-3 Zone the maximum allowed lot coverage is 75%. Based on a rough measurement there is at least 1,200 sq ft of vehicle use area that would exceed the allowed 75%, a Board of Adjustment for Variance maybe required. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Provide a single set of plans in a .PDF file. Show the location of utility lines to the building. FLOOR PLAN: Provide a floor plan showing door locations and window sizes with type identified as XO or SH. FRAMING PLAN: Provide a roof framing plan showing beam, rafter and header locations and sizes. SECTIONS - DETAILS: Provide structural details showing code compliant materials and fasteners from the foundation to the roof covering of new exterior walls. Include the foundation dimensions and anchor bolt size. Show rating of insulation both walls and ceiling. New exterior walls require compliant attachment to a foundation with minimum 6" spacing above exterior grade. ELECTRICAL PLANS: Provide wiring details showing circuit number and size with receptacles at all walls and lighting control. OUTDOOR LIGHTING CODE Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations or show proposed fixtures as Full Cut Off (night sky friendly).
