COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.b & Figure 6.4.5-A.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).
1. Based on a wall height of 18’-1”, for the peaked roofed area, the required perimeter yard setback from the proposed SFR to the east property line is 12’-1”, proposed setback is 6’-0”.
2. Based on a wall height of 14’-0”, for the northern parapet wall area, the required perimeter yard setback from the proposed SFR to the east property line is 9’-4”, proposed setback is 6’-0”.
3. Based on a wall height of 10’-1”, for the southern pitched roof area, the required perimeter yard setback from the proposed SFR to the east property line is 6’-9”, proposed setback is 6’-0”.
4. Based on a height of 9’-7”, from grade to bottom of rafter for the proposed porch , the required perimeter yard setback to the west property line is 6’-5”, proposed setback is 6’-0”

A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
