This site is located in the RX-1 zone (UDC 4.7.6). A single-family residence is a permitted use in this zone (Table 4.8-1) subject to Use Specific Standards 4.9.7.B.6, .8, & .9.

1. Per UDC Article 6.6.3.D The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Provide a calculation on the plan the clearly indicates the total gfa of all accessory structures, this includes the proposed detached ramada, and the percentage off the main dwellings gfa.

2. Per UDC TABLE 6.3-1.A: DIMENSIONAL STANDARDS FOR THE RH, SR, SH, RX-1, & RX-2 ZONES, RX-1 Zone the minimum perimeter yard setback is 20’-0”. Remove the setback lines for the east west and south property lines as they are not correct. As this property boarders on Broadway Blvd and Broadway is a designated as an Arterial on the COT MS&R map the street perimeter should be listed as 21’ or the height of the exterior wall greater of the two, measured from the back of curb.
