The site is in the R-1 zone and single family residential is a permitted use in this zone. See use specific standards 4.9.7.B.5 - .9. 01. COMMENT: The proposed improvement does not appear to be meeting the setback requirements on the western portion of the parcel. The greater of 6' or 2/3 the height of the adjacent wall is the minimum setback requirement measured from the exterior, adjacent wall to the parcel line. Based on the elevation provided, the height of the exterior wall is 10'8" resulting in a minimum 7'2" setback requirement. 02.
