The required perimeter yard setback in the RX-2 zone for a residential use to a residential zone is 20'. The current setback for the carport on the EAST side of the residence appears to be around 17' from the property line. The applicant may choose to move the carport in to meet the perimeter yard setback. Alternatively, the applicant may also apply for a Design Development Option (DDO) to reduce the required 20' setback. a. The information about the DDO can be found here: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. More information is required before zoning can write a referral to the DDO process. Please add the exact proposed setback from the carport to the property line. 2. Please add any accessory structures to the site plan. It appears that the shade structure in the back yard is unpermitted. Please add the gazebo to the permit on the next submission. If the structure is no longer there, please indicate that on the plans. a. The shade structure does not appear to meet perimeter yard setbacks. It can be tied into the DDO, or the applicant can provide a neighbor waiver for the structure from the neighbors to the east, and both southern neigbors. If the applicant goes this route, please post the following language on the site plan, accompanied by the neighbor signatures: “My Name is __________________ and I am the owner of the property located at ________________________. I have reviewed the site plan and I have no objection to structure being located or constructed ______ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________” 3. The address submitted on the application appears to be incorrect. The applicant listed the property as 80 E Calle Primarosa. The address appears to be 84 E. Calle Primaros. Please submit a letter upon the next submittal asking to change the address. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. SITE PLAN: Provide a site plan showing all buildings, R106.1.1. Show the location of utility lines to the building. FLOOR PLAN: Provide a floor plan showing each room with labeled function and dimensions. Include the identification of adjacent rooms with door or window opening into the proposed space. SECTIONS - DETAILS: Provide the placement of ceiling/roof insulation. This determines the need for attic ventilation or the need for an air-impermeable layer if insulation at the roof sheathing. PLUMBING PLANS: Provide piping details showing code compliant materials and sizes. MECHANICAL PLANS: Provide equipment details showing code compliant components, locations and sizes. Provie a Manual J report identifying cooling demand. ELECTRICAL PLANS: Provide wiring details showing code compliant devices and sizes. Show circuit number and size with receptacles at all walls and lighting control at each doorway both interior and exterior. Receptacle, lighting and smoke detector circuits require arc-fault protection. INTERNATIONAL ENERGY CONSERVATION CODE: Provide insulation details minimum (R-13 walls and R-38 ceiling) showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better. OUTDOOR LIGHTING CODE Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations or show proposed fixtures as Full Cut Off (night sky friendly).
