This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Consolidate pages of construction plans into a single .PDF file as prescribed at the PDSD web site. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits GENERAL COMMENTS: 1. Items built without permit may require alteration or improvement for code compliance with the 2018 IRC, R105. Show alterations for achieving code compliance. 2. Provide an engineer’s calculation, design and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. SITE PLAN: 1. TEP usually requires the service panel on the property at the closest building to the service transformer. The overhead service conductor over the proposed building requires an 8’ clearance above the roof, E3604.2.1. The necessary mast height at the existing panel location is not a feasible installation. Correct the overhead clearance. FOUNDATION PLAN: 1. Locate and detail all footings (R401.2) for exterior walls and interior bearing walls showing compliance with minimum requirements, R403.1.1. 2. Show any underground gas piping beneath buildings encased in an approved sealed & vented conduit, G2415.14 or relocate the gas piping showing compliant sizes with demands. STRUCTURAL PLAN: 1. Specify design criteria on plans. Provide values for floor dead load and live load as well as roof dead load and live load, R301.3. (City of Tucson Amended). 2. Provide a complete roof framing plan with beams sized with appropriate load carrying capacity, R301.1. The framing plan shows undersized structural beams. 3. Show the minimum hardboard sheathing thickness of 7/16”, Table R703.4 or show a minimum structural sheathing thickness of 5/8” for T1-11 on roof, R802.1. 4. Provide a header schedule and show opening sizes supporting new roof consistent with Table 502.5(1) & R602.7(1). 5. Show rafter (truss) to wall connection using (H2.5) ties having a resistance to uplift of not less than 365 pounds, R802.11.1. (City of Tucson Amended). SECTIONS - DETAILS: 1. Show a cross-section detail for the new exterior wall, R106.1.1. Show the minimum 12” footing depth below the undisturbed ground surface with 12” minimum width for wood framed walls with minimum of one #4 rebar in the proposed continuous footing, R403.1. 2. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground, R317.1 item 5. | 08/23/2021 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: T21CM05020 8901 E Bluefield St Detached Accessory Structure (2nd Review) TRANSMITTAL DATE: August 23, 2021 This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. This comment was not addressed. Per Unified Development Code (UDC) Article 6.6.3.C an accessory structure shall not exceed 12 feet in height. Per UDC Article 6.4.4.A the height of a structure with a pitched roof is measure from the midpoint of the pitched roof to design grade. Provide a height dimension from the highest midpoint to design grade on the elevations. 2. This comment was not addressed. Per UDC Table 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Zone the required perimeter yard setback to the north and west property line is the greater of 6’-0” or 2/3 the height of the exterior wall as measured from design grade to the highest point of the wall. To reduce the perimeter yard setbacks as shown on the plan at a minimum a neighbor sign off waiver is required. To obtain this waiver provide the following text on the plot plan and have the owners of the property to the north and west sign and date, a separate sign off is required for each owner : My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ If you are not able to secure a neighbor sign off you will be required to go through a Design Development Option (DDO) process. The DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
