General Merchandise Sales with Perishable Goods Manufacturing as an accessory use is a permitted use in this zone (Table 4.8-4), subject to Use Specific Standards 4.9.9.B.3 and 4.9.13.O & 4.9.5.E.4, .5, & .8. 1. This comment was not clearly addressed. Provide a calculation for Area I as Area 2 & 3 do not appear to part of the Bakery as they are called out as “FUTURE RETAIL” on the Occupant Load/ Egress Requirements table sheet A1.1. Based on this table the Bakery has a total GFA of 3,413 sq. ft. As the Kitchen is listed at 2,103 sq .ft. the perishable goods manufacturing is 61.6% of the GFA of the Bakery, exceeding the allowed 33%. . Clearly demonstrate how the requirements of UDC Article 4.9.5.E.4 are met. 2. Until DP21-0162 is approved Zoning cannot approve this building plan.
