The zoning of the property, including all the surrounding zoning of adjacent sites. b. Add a legal description c. Add a lot coverage calculation d. Provide the owner's name e. Show all easements of record on the property f. Show the location of the nearest fire hydrant g. Show the height of the proposed structure on every side h. Add setback measurements for every structure on site g. Provide a site plan of the entire site, with all site boundary measurements. 2. There are several unpermitted structures on the property. Ensure that any structure that is to remain is added to the permit. a. If a structure is to be removed, please make a note of it on the site plan. b. The city does not permit accessory structures in front yards. The small shade structure in the front will need to be removed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide two sets of updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits SITE PLAN: 1. Indicate the location of buildings and any utilities supporting the proposed structure. FOUNDATION PLAN: 1. Dimension the footing length, width, and depth into undisturbed soil for each footing type and condition, R403.1.1. FRAMING PLAN: 1. Provide a complete roof framing plan with beams and rafters sized with appropriate load carrying capacity, R301.1. SECTIONS - DETAILS: 1. Show the Post Section Detail with #4 rebar in the footing, R403.1. 2. Notate and specify the size and length of anchor bolts, R403.1. 3. Show all fastener sizes including roof (uplift resistance H2.5) with appropriate uplift capacity, R802.11 amended. 4. Include roof sheathing type and size with covering material.
