Thank you for providing the setback measurements. The required setback for a strucure on a side perimeter yard in the R-1 zone is 6' or 2/3 the height of the building. With a wall height of 11'-6" the required setback to the east property line is 7'-8". A Design Development Option (DDO) can be applied for to reduce that perimeter setback. The application can be found here: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf 2. Alternatively, because the structure is detached and accessory, the owner of 200 N Bull run may sign a setback waiver. If that option is possible, please put the following language on the site plan, accompanied by the owner's signature: "My Name is __________________ and I am the owner of the property located at ________________________. I have reviewed the site plan and I have no objection to structure being located or constructed ______ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________" 3. Please either remove, or permit the small shade canopy on the west side of the property. If the applicant wishes to permit the canopy, a DDO will likely be necessary, as it does not appear to meet setbacks.
