The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.

1. Thank you for providing the setback measurements. The required setback for a strucure on a side perimeter yard in the R-1 zone is 6' or 2/3 the height of the building. With a wall height of 11'-6" the required setback to the east property line is 7'-8". A Design Development Option (DDO) can be applied for to reduce that perimeter setback. 2. Alternatively, because the structure is detached and accessory, the owner of 200 N Bull run may sign a setback waiver. If that option is possible, please put the following language on the site plan, accompanied by the owner's signature: "My Name is __________________ and I am the owner of the property located at ________________________. I have reviewed the site plan and I have no objection to structure being located or constructed ______ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________"

3. Please either remove, or permit the small shade canopy on the west side of the property. If the applicant wishes to permit the canopy, a DDO will likely be necessary, as it does not appear to meet setbacks.
