Please resubmit a full site plan that adheres to the requirements of the residential plot plan found at the following link: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf a. A full site plan with all setbacks, and fully dimensioned elevation drawings is required. 2. Zoning is unable to confirm if the proposed structure is to replace the existing structures. Please use a fully drawn site plan, rather than an aerial shot to show the changes being made on the property. 3. A guest hous is not allowed in an R-1 zone for a lot under 10,000 square feet. A sleeping quarters may be proposed, but a full refrigerator is not allowable in a sleeping quarters. Please reflect an under-counter fridge on the next submittal. 4. Detached accessory structures are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. Please show that the structure is set back from the front of the building by adding measurements on the next site plan. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the utility service for verifying correct sizes and necessary upgrades. FLOOR PLANS: 1. Each detached structure requires a 3-foot fire separation distance from the 3-foot fire separation line around other buildings. One structure requires not less than one-hour fire-resistive construction (without openings) if placed less than six feet from an existing building, R302.1. SECTIONS - DETAILS: 1. Show the frame wall sill at a minimum 6” above grade, R317.1 item 5. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. PLUMBING PLANS: 1. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate yard pipe and water meter size. 2. Show water heater and drain vent sizes. MECHANICAL PLANS: 1. Show the loacction of HVAC and a 50 CFM bathroom exhaust fan. ELECTRICAL PLANS: 1. Show the location of panel B (not in the bathroom). OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Adjustable security light fixtures are unshielded, not FCO.
