1430 W Kandy Ct
New SFR (2nd Review)

TRANSMITTAL DATE: September 9, 2021

This site is located in the R-1 zone Planned Area Development (PUD) (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

1. This comment was not addressed for the setbacks to Stephanie Lp. Street perimeter yard setbacks from the main dwelling are based on 21’ or the height of the exterior wall, greater of the two, measured from the nearest edge of travel lane. As it does not appear that vehicle parking is not allowed on the streets the setback would be measured to the face of curb. Demonstrate that the street setbacks are met.

2. This comment was not addressed. This subdivision was approved while under Pima County jurisdiction and then annexed into the City. Provide a copy of the tentative plat, C12-80-34 with your next submittal which should clarify required street perimeter yard setbacks. Contact the COT PDSD Records section to secure a copy of the tentative plat at: https://www.tucsonaz.gov/pdsd/records.
