| 07/07/2021 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: T21CM04905 1424 S Verdugo Ave 2 Story Addition (1st Review) TRANSMITTAL DATE: July 7, 2021 This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. 1. Based on current aerial photos there are numerous shade/accessory structures on site, some that do not appear to meet perimeter yard setbacks. If these structures are to remain provided documentation that they were either approved via a building permit or compliance review. If they are to remain show them on the plan and include them in the lot coverage. If they are to be removed show them on the plan as to be removed. Depending on how this comment is addressed a Zoning inspection may be added to insure that the plot plan and what is on site match. 2. Remove the setback lines and provide perimeter yard setback dimensions from the proposed structures to the applicable property lines. 3. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.b & Figure 6.4.5-A. Provide dimensions from design grade to the highest point of the wall on the elevations. If you have any questions about this transmittal, please contact Elisa Hamblin at Elisa.Hamblin@tucsonaz.gov |
