Please add the following to the residential plot plan that meets all requirements shown at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. a. The zoning of the property, including all the surrounding zoning of adjacent sites. b. Add a lot coverage calculation, including any vehicle use area. c. Show all easements of record on the property d. Show the location of the nearest fire hydrant e. Show the height of the proposed structure on every side. f. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Update all code references. SITE PLAN: Provide a site plan showing all utility lines to the building. FLOOR PLAN: Provide a floor plan showing each room with labeled function and dimensions. Show door locations and window sizes with type identified as XO or SH. Verify minimum egress requirement from all bedrooms. SECTIONS - DETAILS: Provide structural details showing code compliant materials and fasteners from the foundation to the roof covering of new exterior walls. Include the foundation dimensions and anchor bolt size. Show rating of insulation both walls and ceiling. New exterior walls require compliant attachment to a foundation with minimum 6" spacing above exterior grade. Provide the placement of ceiling/roof insulation. This determines the need for attic ventilation or the need for an air-impermeable layer if insulation at the roof sheathing. MECHANICAL PLANS: Provide equipment locations of new or altered appliances requiring a flue as detailed. ELECTRICAL PLANS: Provide wiring details showing code compliant devices and sizes. Show circuit number and size with receptacles at all walls and lighting control at each doorway both interior and exterior. Receptacle, lighting and smoke detector circuits require arc-fault protection. INTERNATIONAL ENERGY CONSERVATION CODE: Provide insulation details minimum (R-13 walls and R-38 ceiling) showing code compliant placement of materials and ratings, N1101.
